This policy explains how I collect, use and protect your personal information when you enquire with me about property investment, and the rights you have over your data. I take this seriously and I do not sell your information to anyone.

When you submit one of my enquiry forms, on my website, on Instagram or on Facebook, I receive the details you choose to share, which are typically:

My website offers a chat assistant. It is an automated assistant powered by artificial intelligence. It is not me, and it will tell you so if you ask. It answers general questions about Dubai property and about how I work, and it can pass you across to me.
When you use it, I record:
I read these conversations so I can understand what visitors want to know and improve the answers. If you share your contact details, I am alerted so I can follow up with you personally. The legal bases are my legitimate interest in running and improving my website, and your consent when you choose to give me your contact details.
Please do not type anything sensitive into the chat. It is a starting point for a conversation, not a secure channel. The assistant does not give personalised financial, tax or legal advice, and nothing it says is a recommendation or a promise about returns. No decision affecting you is made automatically by it.
Your messages are sent to Anthropic, which runs the underlying model that writes the replies. Anthropic processes them to generate a response and does not use them to train its models. The conversations are stored in my own database, hosted by Supabase in Frankfurt, Germany.
You can use my website without using the chat. If you would rather not have a conversation recorded, message me on WhatsApp or email me instead, and if you have already used the chat you can ask me to delete the conversation.

The legal bases for this are your consent, which you give when you submit the form and which you can withdraw at any time, and my legitimate interest in responding to a genuine enquiry. Every marketing email I send includes a one click unsubscribe link.
I only share your data with the service providers that help me run my website, my enquiry process and my email, and only so they can perform that service:
I do not sell or rent your information, and I do not share it for anyone else's advertising.
I am based in the United Arab Emirates and some of my providers are based in the United States. This means your data may be processed outside the United Kingdom and the European Economic Area. Where that happens I rely on the providers' own safeguards, such as standard contractual clauses, to keep your data protected to a comparable standard.
I keep your information for as long as you are an active enquiry or contact. If you unsubscribe, ask me to delete your data, or remain inactive for an extended period, I remove it from my active records.
Chat conversations that do not lead to an enquiry are kept for up to twelve months so I can review and improve the assistant, and are then deleted. If you shared your contact details in the chat, that conversation is kept alongside your enquiry and follows the same rule as above.

This page does not set marketing or tracking cookies. My website stores a short lived identifier in your browser so a chat conversation holds together while you are on the page. It is cleared when you close the tab and it is not used to track you across other websites.
